A contemporary housing concept based on the vision of life, living, and working

Together with Warande, EGM is developing a contemporary living concept based on their vision of life, living, and working. The apartments are arranged around a shared, open central square. At the heart of the design are homeliness, self-direction, and social connection. Small-scale living is embedded within a larger whole, with several residential groups linked together in one building. Residents, each with varying stages of dementia, are free to choose where they spend their day and maintain their own rhythm. This flexible concept is applied by Warande at multiple locations. In Houten, three groups with their own central square are being added, while in Bilthoven each floor will have its own living room. This approach strengthens the sense of home and enhances well-being through a strong connection with nature.

Sustainable renovations that support healthier aging

In Houten, the renovation of De Loericker Stee has begun, bringing the living concept to life. The design reflects Warande’s vision on Living, Housing, and Working, creating a warm and familiar environment for people with dementia and physical limitations. It combines small-scale living with social connection and a strong relationship with nature. The apartments are arranged around shared living squares, fostering an open, homely atmosphere in which residents are free to shape their own daily rhythm. Special attention has been given to accessibility, daylight, and interaction with the surroundings – even a daycare center is an integral part of the design. The entrance merges with the restaurant’s bar, forming an inviting, lively space filled with light and views.

For staff, a former double-height meeting space is being transformed into a new mezzanine, creating a compact and varied staff area at the heart of the building.

 

In Bilthoven, the existing 1960s residential care center is being modernized and made more sustainable. The ground floor is being completely renovated and redesigned with new apartments, a restaurant, and a dedicated office zone. By integrating work and living functions, there is also a need for specific staff areas where employees can meet and connect.

On the upper floors, space is being created for shared living rooms tailored to each residential group. With these smart adaptations, the new living concept is seamlessly implemented within the existing structure of the building.

 

Both designs encourage residents to remain active: there is space to wander (without getting lost), to engage in creative activities, and to discover something new each day. Along the route through the building, residents encounter familiar landmarks such as the reception bar, the hair salon, or the lounge overlooking the terrace.

 

Social interaction as the engine of life

Within the living concept, great attention is given to inviting, shared dining and living spaces. These areas foster spontaneous encounters, meaningful conversations, and shared moments that strengthen the sense of community. Residents are involved in cooking and dining together, making meals a lively and integral part of daily life.

 

Various communal spaces are connected to outdoor areas, creating links with both the neighborhood and nature. Each resident has a personal living circle that gives them the freedom to explore on their own. Simply enjoying the outdoors is also encouraged, and for good reason: studies show that sufficient daylight during the day helps reduce nighttime restlessness.

The day is centered around meaningful activities and positive engagement. Our designs provide space for residents to meet their individual needs and preferences. We look forward to seeing these spaces come alive, with the sound of a piano in the hallway or a personal artwork on the wall.
